The 2025 New Openings We're Most Excited About

There are freshly pressed hotel sheets, and then there are hotel sheets that have never been slept in - that sense of newness is what's on offer at the forty-three properties we're most excited to see debut in 2025. There are new players in classic destinations - London, Milan, Cabo, New York, and Venice are getting multiple additions to their already-robust hospitality slates - and then there are properties that bring new aspects of a destination to the luxury market, which we're seeing in Australia's Whitsunday Islands, by luxury train in Cornwall and Wales, and in Saudi Arabia (which you'll be hearing lots more about in the years ahead.)

Masiya's Camp

Greater Kruger, South Africa

The fourth property on South Africa's Royal Malewane concession, Masiya's Camp is named for favorite tracker Wilson Masiya and composed of six tented suites. Liz Biden's signature flair is on display, with vintage florals and Moroccan pottery juxtaposed against graphic stripes.

andBeyond Suyian Lodge

Laikipia, Kenya

On more than 44,000 acres in the shadow of Mt. Kenya, Laikipia's Suyian Conservancy is home to rare wildlife like black leopard and African wild dog. The design of &Beyond's new lodge is inspired by granite outcroppings, with buildings curving through the landscapes adorned with local plant life.

The Oberoi Melouk + Malekat

The Nile River, Egypt

Oberoi, the top name in luxury Nile riverboats, launches two dahabiyas - shallow-bottomed wooden sailboats - on the world's most famous river this spring. The Melouk + Malekat will each have seven cabins; one boat will be available for private charter and the other for individual bookings.

Aqua East Africa

The Seychelles and Tanzania

The travel industry sat up and paid attention when Aqua, the chicest cruise brand around, announced they'd begin sailing in the Seychelles and Tanzanian islands. Perfect white sand beaches, Arabian ruins, and giant tortoises combine on the itinerary to make for a water voyage unique the world over.

Jumeirah Marsa Al Arab

Dubai, United Arab Emirates

From the architecture firm behind the Museum of the Future and Dubai Opera, the 385-room Jumeirah Marsa Al Arab stands sentry over its own D-Marin marina like a superyacht ready to set sail. Floor to ceiling windows offer 180° views of neighboring Burj Al Arab and Jumeirah Beach.

Rosewood Miyakojima

Okinawa, Japan

Rosewood's first property in Japan is exciting not only for the pairing of brand and destination, but because it promises to introduce western travelers to a whole new side of the country. Trade the hustle of Tokyo and Kyoto for days snorkeling with sea turtles off of picture-perfect white sand beaches.

Aman Nai Lert

Bangkok, Thailand

A highly-anticipated addition to the skyscrapers of central Bangkok, Thailand’s first urban Aman will rise from the greenery of Nai Lert Park. Aman junkies can pair it with the legendary flagship Amanpuri. Bangkok has a deck of great hotels, but Aman’s entry into the scene feels like a perfect fit.

Patina Osaka

Osaka, Japan

Located opposite the dramatic Osaka Castle, Patina's first urban Japanese property will fit the buzzy, dynamic city, including a roof deck at the top of the skyscraper. But the decor will also feature organic work woven throughout from local artists interpreting Osaka's nickname - "The City of Water."

Capella Kyoto

Kyoto, Japan

Located in the Miyagawa-chō district, an important geisha neighborhood near the Kenninji temple, Capella Kyoto will bring the brand's signature considered design to Japan's cultural hub. The 92 rooms are built around a garden courtyard and an internal multi-story rock garden.

Gora Kadan Fuji

Mount Fuji, Japan

Hakone's famous Gora Kadan will get a sister property near the base of Mt Fuji in the UNESCO World Heritage Oyama Town, Shizuoka Prefecture. Each of the 42 suites will have its own open-air onsen, and the resort will feature a restaurant by Keiji Nakazawa, the renowned artisan behind Sushi Sho.

Kaafu Atoll, Maldives

Perched like a manta ray across two islands in the Kaafu Atoll, Corinthia's dreamy entry in the fantasy of Maldivian resorts will be an architectural departure from the usual snaking lineups of overwater bungalows. Another distinguishing characteristic? It's 15 minutes from Malé airport.

Madinah, Saudi Arabia

Four Seasons is betting big on Saudi, with several properties in the country slated for the next half-decade. The Four Seasons Hotel Madinah will be one of the first, combining contemporary design with a deep historical setting; the hotel is steps from Quba Mosque, regarded as the world's oldest.

Nekajui, a Ritz-Carlton Reserve

Peninsula Papagayo, Costa Rica

The newest property from Ritz-Carlton's luxe Reserve collection is built into a lush hillside on Costa Rica's Peninsula Papagayo. We're most excited about the treetop tents, with their floating decks and private plunge pools overlooking the Pacific.

Four Seasons Hotel and Residences Cartagena

Cartagena, Colombia

Cartagena offers great nightlife, weather, and architecture, and the mid-year arrival of Four Seasons only adds to the list of reasons to visit. The 131-key hotel is located in the vibrant, art-filled neighborhood of Getsemaní, and is revitalizing a collection of landmark buildings dating as far back as the 16th century.

Maison Barrière Vendôme

Paris, France

The Barrière group will open its second Parisian hotel to kick off the year - a 26-key boutique located between Place Vendôme and the Tuileries Gardens. The hotel is housed in a redesigned private mansion, and each individually-designed jewelbox of a room honors a different famous woman with ties to the City of Light.

Collegio alla Querce

Florence, Italy

Restored 16th-century UNESCO buildings are tucked down a cypress-lined drive north of Florence’s cobblestoned centro storico. While the signature Auberge design will be on display here, restorers have maintained hand-painted frescoes and coffered wood ceilings. Five levels of terraced gardens also beckon.

Six Senses London

London, England

Six Senses London will be the centerpiece of the redeveloped art deco Whiteleys Department Store, a historic destination within the city located just north of Kensington Gardens. Featuring contemporary art from British artists throughout the hotel, the property will also stay true to brand with a wellness-focused members club.

Six Senses Milan

Milan, Italy

Located in Milan’s vibrant Brera quarter, sometimes referred to as "the Milanese Montmartre," Six Sense Milan will incorporate eco-friendly materials, an Earth Lab, and a seasonal restaurant, underscoring the brand's emphasis on sustainability. Another draw? The epic views over the city from the rooftop bar & sky pool.

The 31 cabins and suites on Orient Express's luxury La Dolce Vita train are designed to surround you with mid-century glamour as you speed along between Rome and Venice, Matera, Tuscany, Piedmont, Portofino, Abruzzo, or Sicily. Cuisine is overseen by three-Michelin starred Heinz Beck.

Orient Express Hotel La Minerva

Rome, Italy

Overlooking the Piazza della Minerva in the middle of the action of the Eternal City, Orient Express's first hotel houses chic and sexy Art Deco-inspired rooms and suites within the walls of a restored palace that was originally built in 1620, as a residence for the Portuguese Fonseca family.

Siro Boka Place

Boka Bay, Montenegro

Kerzner International’s new wellbeing hospitality concept, SIRO, which prioritizes sleep, fitness, and recovery-focused spaces, opens its first European outpost within the marina at Porto Montenegro. Look out for contemporary design, fitness and recovery labs, padel and tennis courts, and a 25m pool under a retractable rooftop.

Britannic Explorer, a Belmond Train

Throughout England and Wales

Launching to coincide with the 200th anniversary of the world’s first passenger rail journey, the first sleeper train in England will offer 3-night journeys to Cornwall, the Lake District, and Wales. The 18 suites are inspired by British country homes & gardens, with grand suites names for British botanicals.

The Chancery Rosewood

London, England

Rosewood's second London hotel honors the building’s past (the mid-20th century landmark previously housed the US embassy and was the first purpose-built chancery in London). On the western border of Grosvenor Square, the Grade II listed building will channel the ambiance of a traditional British gentlemen’s club.

Four Seasons Mykonos

Mykonos, Greece

It was front-page news in the travel world when Four Seasons announced their brand-new resort on the coastline of Kalo Livadi Bay. With iconic white cubic architecture with whitewashed courtyards, pathways, and piazzas, the resort will pair perfectly with the existing Four Seasons Astir Palace Hotel Athens.

Son Ermitá & Binidufá

Menorca, Spain

The Vestige Collection will open two 11-room boutique hotels on the same 1,900 acre Menorcan estate - white sandstone Son Ermità and red stone Binidufà. The beautifully restored 18th-century fincas are separated by forestland, but restaurants, spa treatment rooms, and three swimming pools are shared between the siblings.

Aman Rosa Alpina

San Cassiano, Italy

There are few hotels in Europe as beloved as Rosa Alpina, and its renovation and reopening under the Aman flag is very exciting. The Pizzinini family remains at the helm, but long-time Aman collaborator Jean-Michel Gathy has overseen a complete renovation of interior spaces, as well updates to the exterior of the hotel.

Lake Como EDITION

Lake Como, Italy

A little EDITION glamour is coming to the already very-glam Lake Como next season, with the brand adding to their existing Italy portfolio that includes an outpost in Rome. The new hotel is set within a 19th century building on the western shore of the lake and will have its own floating pool, which promises to bring a youthful flair to the glittering region.

Airelles Venezia

Venice, Italy

It's hard to imagine a better pairing of brand and destination than Airelles and the city of Venice - both are highly theatrical, immersive, and beggar comparison. When the French brand known for its scene-stealing detail opens on the island of Giudecca, it will be in three historically significant buildings on former site of the Bauer Palladio.

Auberge Cambridge House

London, England

As Auberge continues its European growth, they will add a new address at 94 Piccadilly. Formerly home to Duke of Cambridge and Lord Cholmondeley, and later the base of the Naval and Military Club, the Grade 1-listed Palladian-style townhouse was commissioned by the 2nd Earl of Egremont in 1756. It’s London, so there will also be a private members’ club.

Orient Express Palazzo Donà Giovannelli

Venice, Italy

Orient Express's second foray into the world of hotels will be housed in Palazzo Dona Giovannelli, which was built in 1400 by the same architect who designed the Doge’s Palace. Located next to Cannaregio and a ten-minute walk from Venice Santa Lucia Station, passengers on La Dolce Vita can combine the two easily.

Rosewood Amsterdam

Amsterdam, The Netherlands

Rosewood's entry into the picturesque Amsterdam hotel scene has been long-awaited - the building, formerly the Palace of Justice, occupies pride of place along the Prinsengracht (the Prince’s Canal.) Many of the 134 rooms and suites will offer spectacular views across the two adjoining canals and the city's charming inner courtyards.

Rosewood Milan

Milan, Italy

70 rooms, including 20 suites, will comprise the new Rosewood Milan, which will be housed in the historic Palazzo Branca and Palazzo della Banca Commerciale, built in the 19th century and formerly home to the Italian Commercial Bank. The property will be situated on the edge of the Quadrilatero della Moda, the city’s fashion district.

The Vineta Hotel

Palm Beach, Florida

Situated in the heart of Palm Beach, the Vineta is located just two blocks off Worth Avenue – famed for its designer boutiques, restaurant scene, and galleries. Oetker is restoring and reimagining the iconic pale-pink Vineta Hotel (most recently known as the Chesterfield), with the aim of returning the property to its original splendor.

Naples Beach Club, a Four Seasons Resort

Naples, Florida

Four Seasons will expand into Florida's Gulf Coast when they open Naples Beach Club, a Four Seasons Resort on the site of the former Naples Beach Hotel & Golf Club. With 1,000 feet of white-sand beach in iconic Old Naples, the property will be very family oriented, with a bowling alley and an ice cream pavilion.

Rosewood Mandarina

Riviera Nayarit, Mexico

With design inspired by the local pre-historic Huichole and Cora cultures, Rosewood's fourth Mexican property joins the One&Only in the Mandarina complex, which is characterized by its jungle vibe. Rooms are built into a hill (and each has a private plunge pool.) If you're coming to Mexico to zipline, Mandarina is your spot.

Waldorf Astoria New York

Midtown East, New York

The history of the Waldorf Astoria is deeply connected to its city, and this spring, the doors reopen after having been closed since 2017. The 1893 World’s Fair clock has been shined up in the lobby and the number of rooms has been reduced from 1,400 to 375. We expect white gloves all around - after all, this is the hotel that invented room service.

The west side of lower Manhattan keeps getting buzzier, and Argentina's Faena brand will add to the energy this spring. With bold hotels in Buenos Aires and Miami, Faena creates properties that are lifestyle spaces as much as places to sleep; highlights in the plans include their signature Tierra Santa Healing House.

Big Sky, Montana

Travel trends come and go, but Cabo shows no sign of slowing down. This summer, Park Hyatt's resort and residences will open in the same complex as 2024's Four Seasons at Cabo del Sol. Rooms are spacious, breezy, and contemporary, and the five pools and five bars and restaurants mean you can turn your brain all the way off upon arrival.

Leave your passport at home - Four Seasons is changing the quick winter getaway game by bringing its resort expertise to two miles of white sand along Bahia Beach. 30 minutes' drive from San Juan Airport, design is being overseen by the firm responsible for the brand's Costa Rica and Athens properties.

Eastern Cape, Mexico

Aman's debut in Mexico is big news, with the pairing of the brand's sleek, Asian-inspired style with Cabo's vibrant desert culture offering the potential for fireworks. The Eastern Cape location in the Costa Palmas complex means you head the other way out of the airport than if you were headed to Cabo San Lucas - here, expect huge, swimmable beaches, Joshua Tree-esque landscapes, and a laid back, Californian vibe.

Four Seasons Resort and Private Residences Deer Valley

Park City, Utah

With the Winter Olympics returning to Salt Lake City in 2034, Deer Valley is set to double in size over the next two seasons, adding 3,700 acres of ski terrain. Deer Valley East Village, the first new luxury alpine village to be constructed in North America for over 40 years, will be anchored by the new Four Seasons; in the summer, there are over 50 miles of hiking and biking trails.

Waldorf Astoria San Miguel de Allende

San Miguel de Allende, Mexico

San Miguel de Allende's charm factor is off the charts, and Waldorf Astoria will tap into the local textures and artisan culture when it opens in the center of the colonial city. The 120 rooms are walking distances from the Parroquia de San Miguel Arcángel - but you'll find us on the rooftop sipping margaritas and admiring the views over the city's rooftops (especially in April and May, when the jacarandas bloom.)

Huka Lodge

Taupō, New Zealand

Huka Lodge, in New Zealand's North Island, has played host to everyone from Queen Elizabeth II to Bill Gates and Mick Jagger during her 100-year existence, but closed in spring 2024 for a big refresh. The updated version will feature floor-to-ceiling windows and double-sided fireplaces to make the most of its riverside setting. Huka Spa Huts will also be scattered throughout the lush grounds, for serious relaxation time.

The Sundays

Hamilton Island, Australia

From the team behind Qualia, one of Australia's most famous beach resorts, comes The Sundays. While Qualia's minimum age is 16, The Sundays is aiming for a family demographic, giving kids of all ages (and their accompanying parents) access to the wide beaches of the Whitsundays and the wonders of the Great Barrier Reef just offshore. Plus, there are plans for an ice cream happy hour.
